In this blog post, we'll guide you through these crucial steps so that your property shines from the moment it hits the market.

ID Check and Property Information

Legal Requirement: To comply with the law, we are obligated to collect proof of your identity and gather comprehensive information about your property. This information is vital for a seamless selling experience. When you schedule an appointment with us, please ensure you have a piece of photographic ID readily available. This simple step will help prevent any delays in getting your property listed. Additionally, if you haven't already completed the Property Information Questionnaire, we will ask you to do so. You can conveniently fill it out electronically – just refer to the attached document.

Preparing for the Appointment

Our team at AP Morgan is committed to presenting your property in the best possible light to attract potential buyers. To achieve this, we kindly request that you follow these straightforward guidelines before the appointment:

Exterior:

  • Tidy Up: Ensure all outside areas are tidy, including mowing grassed areas and clearing away leaves and debris. Make sure footpaths are clear and inviting.
  • Clear the Driveway: Please move all cars off the driveway, allowing us to capture unobstructed photographs of the front of your property.
  • Terrace Houses: If you have a terrace house, make sure no other cars can park in front to ensure clear front photos. We recommend temporarily parking your own car elsewhere during the shoot.
  • Hide Bins: Move any outside bins (e.g., wheely bins) out of sight so that they cannot be seen from the front of the property.

Interior:

  • Pet Considerations: If you have pets, move all pet beds, food bowls, and other related items out of sight.
  • Bedrooms: Make all beds to give bedrooms a neat and inviting appearance.
  • Bathroom: Clean the bathroom thoroughly, including removing toiletries such as shampoo and shower gel from the bath or shower. Cluttered bathrooms don't photograph well.
  • Floor Maintenance: Vacuum carpets and mop hard floors to ensure they look their best.
  • Kitchen: Clear kitchen work surfaces of everything except a microwave, a kettle, and tea, coffee, and sugar. Remove draining racks and make sure there are no dishes in the sink.
  • Remove Clutter: Take down any items hanging on the back of doors, such as coats or dressing gowns.
  • Sensitive Items: Remove any pictures or sensitive items that you wouldn't want to appear in photographs or 360-degree tours.
